An update has been issued for housing plans in Radcliffe and Bury which include affordable properties.

Seedfields school site, School Street and Green Street have all been earmarked for housing development, adding over 300 new homes to the area.

The development plans will be put to councillors tonightl.

The plans are a part of Bury’s Housing Strategy and the Radcliffe Regeneration.

School Street, the former home of the demolished Grammar School, is reported to be development ready despite being a long-term brownfield site.

Said to be a source of anti-social behaviour, the site has been listed as part of the town centres regeneration programme and it is hoped that building will begin in 2023 and end in 2025.

The work aims to add 91 new homes, of these mainly three and four-bedroom houses, 23 will be affordable family homes, six will be gifted to the council and 17 will be sold to a Registered Provider.

Green Lane, which once housed the Radcliffe Swimming Pool, is now hoped to house a 6-storey block of flats.

The development proposal is for 132 homes and 13,000 sqft of commercial space.

And 97 of the homes are hope to be of an affordable tenure and the developer plans to work with a local registered provider to deliver affordable housing.

The remaining 35 homes will be delivered as one unbroken private rented sector investment.

Within the flats, plans outline that they will be a mix of one and two-bedroom apartments designed around the needs of smaller households.

The legal land sale has been prepared and contracts are ready to be exchanged on the site.

The plans for a commercial space with floor retail, food and beverage units also include plans for the developers to relocate their head office, aiming to bring more jobs to the Radcliffe area.

This is proposed to be completed by 2025.

The Seedfield’s site, which housed a secondary school is said to be a source of antisocial behaviour as well as an operational and revenue burden on the council.

Having been approved for disposal the council has successfully applied for the Brownfield Housing Fund to demolish the school site and remediate the land.

As a result, the council has been assigned £995k towards preparing the site for housing developments.

The development plans include 86 family homes, of these, 22 will be affordable homes with half gifted to the council (tenure to be agreed) and the remaining 11 sold to a Registered Provider.

Funding is due to be allocated to Hive Homes, the preferred developer, and the council are in talks with Seedfield Football Club, to ensure the safe decanting of equipment from the school building prior to the commencement of demolition works.

Additionally, they are discussing interim parking on site and considerate construction methods to minimise disruption to the club’s activities on the adjacent pitch site.

Contracts have been preliminarily drafted and are ready to be exchanged on School Street and Seedfields sites pending Cabinet approval of the outlined offers.

The Council hope the developments will encourage more footfall as part of the regeneration programme.
